About the project
The project respects the area’s traditional massing and materials - particularly the use of brick - and provides flexible spaces for office, retail and hospitality uses. The scheme’s new public realm creates a welcoming and accessible site which reactivates this part of Clerkenwell. The massing negotiates between the taller, more formal urban context to Farringdon Road, and the more irregular, domestic context to Crawford Passage. Active frontages are created to both key elevations, enhancing the surrounding area. The massing is further defined by a series of accessible planted terraces, which steps down towards Crawford Passage and responds to the forms of adjacent buildings. The planted terraces provide amenity space for the building’s occupants, while enhancing views for neighbours and passers-by alike. Further, the stepping back of the terraces maximises natural lighting for the neighbours, while ensuring that privacy is maintained.
